Job Summary: True Home Inspections is a full service, queer owned home inspection company and we are hiring a home inspector for the Portland area and surrounding suburbs. You will be performing a review of all the systems in a home, communicating the highlights of the findings to a realtor or clients, and creating a report, typically as part of a real estate transaction. This is a really great job for a tradesperson who is either tired of beating up their body or loves the trades but could do without the jobsite nonsense. You will be extensively trained and then minimally micromanaged. The schedule is quite flexible. A typical day is 2-4 hours on site and 2-3 hours of report writing that just needs to be completed by the end of the day. You will get faster at both as you get comfortable with the job. The company will provide you with all of your bookings, the larger tools for secondary services and will pay for your insurance, fees for testing for additional certificates, and for access to the report writing software.

Job Responsibilities: Providing a comprehensive overview of the current safety and functionality of a home as part of a real estate transaction. Maintaining the tools necessary to do your job. Showing up on time to your appointments and communicating with real estate agents as needed.

Required Skills and Qualifications:

  • Complete an online home inspector training course and pass the national home inspector exam.
  • Effectively communicating "bad news" to clients in a moment when they are often pretty nervous. Levity tends to be the best tool in this moment.
  • A solid basic understanding of all of the systems in a home. You will fill in the knowledge gaps as you spend time in the position.
  • A reliable vehicle that can hold all the tools that you need.
  • Being uneasy in small spaces, high places, or with spiders or rats will make this job very difficult.

Preferred Skills and Qualifications: Curiosity and a desire to continuously learn more.

Compensation: Pay will be an increasing progression of splits (percentage of the service fee). Splits start at 10% as you are being trained. As training progresses, splits increase to 30%. Once you are doing solo inspections and reports, splits will be 40% and will cap at 60% of the service fee. To put it into numbers, our second inspector worked part time during her first full year and made $48,000 gross. Last year she worked full time and made almost $87,000 gross. I also pay $50 for each 5 star review that you receive.
